Landlord Letting Guide

Having reliable, good quality tenants is imperative to avoiding void periods. By choosing Oscar and Hunt you are putting your property in safe hands and maximising the return on your investment.

We have outlined a step by step guide to letting your property.

1: Arranging a valuation
We have expert knowledge of all the areas we cover. Our aim is to rent your property at the best price in the shortest time frame to good quality tenants. The price you market your property can determine the length of time it will take to let the property. As an agent we are consistent in achieving asking rents for our landlords! To book a FREE valuation call us on 020 8861 0459 or fill in our valuation form online.

2: Selecting your agent
Picking the right agent is vital. There are many factors to consider. As a lettings and management specialist we focus on offering our landlords that personal and dedicated service. We are open for viewings from 9am till 8pm Monday to Friday and from 10am to 4pm on Saturdays. We can arrange a variety of services for you including Gas Certificates, Energy Performance Certificates (EPC) and guide you through the process step by step.

3: Type of tenants
Good quality tenants are important in ensuring a smooth running tenancy. All our tenants are fully referenced. We are vigorous with this as we only want quality tenants for our properties. We carry out bank, credit, employer, previous landlord checks and also offer our landlords a comprehensive rent guarantee and legal expenses cover. Please contact us for more information on this.

4: Considering 'short lets' or 'company lets'
Short lets (up to a maximum of 6 months) are great for landlords looking for flexibility. They can offer you higher returns, upfront rental payments for the tenancy period and full management.

Company/corporate lets can also be great for higher rentals, avoidance of void periods and good quality tenants. If this is something you are interested in please contact us on: 0208 861 0459 or fill in our valuation form online stating this.

5: Considering Property Management
For landlords looking for a hassle free tenancy then our property management service is ideal. We ensure your property is well looked after during the contract term. It is becoming increasingly popular for tenants to request for managed properties only, so this is definitely something to consider. For more information please go to our Property management section.

6: How to present your property
As we all know, first impressions are crucial. Presenting your property in a clean and well maintained state can be the key to a successful let. We always ask you offer the property in the condition you wish to have it returned and we are here to help with any questions you may have on this.

7: Pictures
We market your property on all major internet portals, local press and websites. Photographs of your property are very important and we offer wide angle pictures, virtual tours, panoramic views and many other marketing tools to ensure your property receives the right exposure. Good quality images can be the difference in renting your property in days or weeks.

8: Viewings
Many tenants like to view properties after work, weekends or sometimes even during the day at short notice. We are very flexible and try and accommodate all viewing times. We always ensure all our viewings are accompanied and our consultants are present on time to carry out the viewing and answer any questions the prospective tenants may have.

9: Offers
Once we have carried out the viewings it is inevitable that a tenant will make an offer. We will communicate all offers to you with any special conditions to allow you to make a decision on whether to accept or decline the offer. If agreed we will request a holding deposit from the tenant and commence referencing. We ensure you are kept up to date during the process at all times.

10: Next steps
Once all references have been approved, we arrange for the tenancy agreement to be signed, collection of advance rent and deposit, protection of the security deposit (if required) and finally arrange for a check-in and inventory.
We can then release the keys to the tenants.
